Contractors vs permanent employees when getting a home loan

If you're a contractor, you've probably noticed that getting a mortgage isn't as straightforward as it is for your PAYG colleagues.

 

Here's why (and more importantly, what you can do about it).

 

Lenders love predictability. A salaried employee gives them certainty: same income, same employer, same pay every fortnight. Contractors give them complexity: variable income, multiple clients, gaps between roles, and ABN arrangements that don't fit neatly into their assessment models.

 

So what do most lenders do? They apply the same rules they use for casual employees - which often dramatically underestimates your actual earning capacity.

 

Here's what this means in practice:

 

  • Your day rate might be $850, which annualises to over $200k. But a lender might only count a fraction of that.

  • A gap between contracts - even a planned one - can trigger a decline.

  • Working through a company or trust adds another layer of complexity that many credit assessors simply don't want to handle.

 

The good news: not all lenders assess contractors the same way.

 

Some lenders will use your day rate and annualise it directly. Others will look at your history of contracts as evidence of stability. And a small number have policies specifically designed for contractors.

 

The key is knowing which lender to approach, and how to present your income in the way that works best for their model.
